Booker and Bests bodgit and scarper attitude cost me and my husband a small fortune and complaining got me nowhere. Its about time they were scrutinized by someone Good Luck!
Booker and Best and Amicus Horizon caused over five thousand pounds worth of damage to my property and all I got was a cheque for forty pounds and an explanation that it is not policy to pay for damage that they cause. Our housing manager has refused to answer our correspondence or keep any appointments but he was the one who barred the children from the leisure centre so that just about says it all.
amicus horizon scamed all the kids out of a football kit, and now there doing it on fixing peoples properties, and if they was to do that door for me i wouldn't except it, its really dangerous, poor job!!

Complaint

I have made several attempts to register a complaint regarding Darren Goodsell-David Chidwick to Claire Downs. I have proof of the amount of times I have attempted to obtain service as promised in your tenants charter and my tenancy agreement but despite many written and verbal promises from Claire Downs and Mr Goodsell no contact has been made from my housing manager.
There are several urgent and dangerous repairs outstanding on our property the last repair you completed took two years. You have left hazardous installations/workmanship in our home and we need to have these things put right.

I have received two letters today that may interest others whop are experiencing problems with Amicus Horizon.
The first was from Amicus Horizon themselves who state that they are unable to progress further with my complaints regarding their refusal to do the much needed repairs/adaptations to our home because I have taken legal action against them.
This is clearly wrong in my veiw because there are no situations/circumstances of this nature within our tenancy agreement or their charter or the housing corporation charter that excuses Amicus Horizon from its repairs obligations. It is wrong to discriminate against anybody just because they have a justifiable legal dispute with a corporation that advised them to begin the legal action in the first place. The behaviour of Amicus Horizon regarding these matters is really shabby.
My second letter came from Mr John Lawson-Smith who advises us that a new ruling was passed in the high court in June which in effect rules that All housing associations/charities from now on will be treated as "Public Bodies" this ruling gives new and extra protection to social housing tenants in particular to those who may be facing eviction
Many social housing tenants will now be protected by the Human Rights Act after an intervention by the Equality and Human Rights Commission in a landmark human rights case judgment at the Court of Appeal.
The Court found that some Registered Social Landlords (such as charities, companies or co-operatives that provide social housing) will now be treated as public authorities and subject to the Human Rights Act. These Landlords will now be required to have regard to a tenant's human rights - such as the right to a private and family life and right to a fair trial - when deciding whether to make an eviction order.
"Increasingly the Government is using private bodies to carry out public functions in areas such as social housing, care homes and detention and deportation services. It is only correct that Registered Social Landlords, who are providing these public functions, be treated as a public authority and be subject to the Human Rights Act. This will require Social Landlords to consider the proportionality and reasonableness of their actions, by taking a human rights approach.
"This recognition will benefit those who live in social housing. As we found in our recent Human Rights Inquiry, where a human rights approach is incorporated into public services both users and providers benefit."
While the High Court found the Trust had not breached her human rights in this case, it did find that its role in allocating, managing and terminating social housing was a public function, making the Trust a public authority for those purposes and so subject to obligations under the Human Rights Act.

Are our garage roofs asbestos? is`nt that dangerous? can we get them to replace them?
We had all this before when we were doing Churchillunited. 1066 aka amicus horizon said then that they were made of asbestos but when we asked them to replace the roofs they said it was to dangerous. We were concerned because the children like to climb on them. I`ll ask escc and if I get a reply I`ll post it here.

We,ve had two emails this month asking if we had any success about the wheelie bins and the answer is yes we did. Now the novelty has worn off most people agree that in some ways they are a bit of a nuisance mainly because they just sort of get plonked anywhere they will fit. If you are an Amicus Horizon tenant read your tenancy agreement because it states very clearly that they will  provide an area for waste collection. It is not your fault that the new bigger bins do not fit in the places where you used to store your waste bags Amicus Horizon are obliged to provide an area for bins if they have stated it in your contract. It took us about 18 months but we got there in the end.
Wendy Beaden from Hastings council dealt with our complaint and she was very fair and reasonable.

09th Sept 2009. Amicus Horizon finally phoned up this morning with a date to repair our toilet cistern they say they will be out to repair on monday the 21st September so thats only about a 19 day wait. Surely it is about time that they realised that Booker and Best are not coping and cannot keep up with the promises that Amicus Horizon make regarding waiting periods why promise repair times if you know that you are not going to even get near to keeping to them. They say a toilet cistern is not classed as urgent (that means they repair it within 10 days) but I think when you are dealing with toilets the urgency might depend on when you last ate. I think I`ll give up and get someone else to fix it this time.

 hi guys i wonder why have i got photos of a boiler with a warning sticker from 2007 stating do not remove upto £5000 fine do not switch on upto £5000 fine ,then to stickers stating landlords certificates 2008,2009 however warning sticker still presant, it is stuck on the boiler because the flue is damaged,i cannot believe that the people who live in this property in beckley have been let down by steve walker who i told some weeks ago that he had problems with the boilers flues in this property. Last week we had a knock on the door, a chap from gas contract services said ive been sent by rother homes to check all gas flues in hobbs close, i said can you wait here while i put some trousers on, when i return from upstairs i found the chap in my kitchen taking photos, that is a trespass, i asked him to leave my property and see an illegally and dangerous boiler flue up the road in a property under the management of steve walker who was informed of this boiler as was sophie o'sullivan during an estate inspection in august. The chap from gas contract services looked over the fence with me as the boiler flue is clearly visible, i told him that the resident who wishes to remain anonomous confirms the boiler was fitted five or six years ago, and then said to him that boiler flue being less than 300mm from a window is contravining the gas regulations and futhermore to issue gas safety certificates is also contravining gas safety,the chap from gas contract services confirmed to me that indeed this was the case.He told the tennant that the flue will need to be altered to conform to regulations, the tennant is still waiting for this emergency repair. This is another reason why i believe amicus horizon needs a new director and a new board, the audit comissition awarded rother homes managed by amicus horizon one star,are they not scared of losing it! On the 08th September I requested copies of all information on me currently being held by Amicus Horizon.
Amicus Horizon charged a fee of £10.00 and agreed that in keeping with the laws covering data information they would supply me with copies within the compulsory 40 day period.
Last week My payment and request were returned to me and when I contacted Amicus Horizon they said that they would credit my rent account with £10.00 and that they would supply the requested information by the 9th November 2009.
Why keep my payment for forty days and then return it?
Why are they reluctant to supply the information as prescribed by law?
Is it some sinister conspiracy?
The answer is that they are so incompetent they have no idea what they are doing. They could not run a booze up in a brewery.
My apologies for the delay with the photo`s and video I will be posting them tomorrow the 06th December 2009. In the past month I have been given three warnings that I face eviction. What kind of Housing Association charity behaves in that way towards a disabled tenant? The Amicus Horizon kind.
In reply to my promise to lodge our complaints with the Housing Ombudsman Amicus Horizon sent one of their maintenance staff out to inspect our property. We assume as a replacement for the promised structural engineer who never turned up.
Mr Grimmer has inspected in the past this time he said that it was not necessary for him to examine our roof for the source of the water running down our walls he said he had no doubts at all that it was all caused by roof spread and that he would arrange for Booker and Best to carry out repairs after Christmas but if he knew that already why have we had to live with this for over four years?
He said that we need not be concerned about the water dripping from our light fittings and switches because "the electricity trip switch would cut off the supply before my children could be harmed". (Property made safe!?) He said that he would have our ceilings that Amicus Horizon damaged replastered. Does that mean that they were wrong to refuse to replaster them on his previous visits? I asked who would redecorate after all of these repairs to the damage they had caused. He replied:"You`ve got sons get them to do it" does that mean that if a tenant has children those children are responsible for the repairs and costs inflicted upon you "a tenant" when Amicus Horizon choose to ignore your tenancy agreement or when Booker and Best decide to send untrained handymen to carry out expert repairs? It`s a mystery! to Amicus Horizon I mean it all depends on whether or not they like you. Job Done!
He said that he would have a word with his boss "Darren" in regard to the repairs to our steps and pathways. If that is Darren Goodsell then Mr Grimmer must be aware that Mr Goodsell has already refused to do those repairs.
Mr Grimmer also said that he would have our gutters cleared because that was also the source of some of the water and when I pointed out to him that our tenancy agreement states very clearly that Amicus Horizon promises to paint the outside of our houses every four years and that this work always includes the clearance/repairs of guttering he also agreed that this part of our agreement had not been kept for a considerable time.
Mr Grimmer does`nt listen he comes in and leaves like a whirlwind, no need for a notebook or a pen he keeps it all in his head in fact he is so good the first ten minutes of his visit was spent with him trying to find out why he was inspecting in the first place and it only took five phone calls for him to find out. Just on the off chance that any visitors might have any expert legal knowledge I was wondering if our landlord Amicus Horizon could be pursued for benefit fraud? they do promise to supply suitable housing in return for the rent benefit that they receive from thousands of tenants if some of those properties or parts of are uninhabitable or not fit for use because of their failings are they still entitled to accept those payments?

On monday the 07th December Booker and Best are coming out to replace the smoke alarms that were reported as faulty in May. They are also coming out to replace the faulty electrical controls on our central heating we pray that they send an electrician and not another of their "Qualified carpenters"

Booker and Best have now at last! agreed to come out and remove their existing dangerous installations (Door. Please see our youtube video) and replace them properly and they also accept that they are responsible for any redecoration needed to the walls etc by the replacement of door frames. Does that mean that Amicus Horizon are also responsible for the damage they cause? I hope they send a "Qualified carpenter" and not an electrician.

I know that it is the tenant who is the claimant but the landlord also has an agreement with the benefit authorities especially in regard to paybacks. If the council is partially or fully paying out benefit for a four bedroomed house in which two bedrooms are for a very prolonged period uninhabitable does`nt that make that four bedroomed house a two bedroomed house? same question in regard to toilet/bathroom facilities/services for which rent is charged. So my point is is it right/legal for a landlord to accept housing benefits for property/services/facilities that they are aware they are not supplying or are not fit for use?
They are very quick to pursue and prosecute poor people who attempt benefit fraud how much are they accepting that they are not entitled to receive? bearing in mind they control 27,000 properties as a major social landlord.

Mycare.five years ago i was move to a new house a project by amicus horizon and rother.gov.uk amicus are a social landlord my home a disabled cottage ,my home is not built to building regulation and my local council say we issued a completion cert meaning pass all building regs however i can prove,with out any doubt it has not on many points, and of course don't want to talk about it David Hermon wrote an email to me saying nothing to do with council try amicus horizon . "Chair Lord FalconerHaving held several high profile government posts including Minister for Housing, Planning and Regeneration at the Department for Transport, Local Government and the Regions, Lord Falconer brings a wealth of knowledge to the role."
What he actually brings to the role is privilege, and protected power.
Any Minister for Housing that is also a Lord, is unlikely to care two hoots about your case, or any other tenant, whether disabled or otherwise.

1066ha.Amicus Horizon are famous for their bad behaviour you can trace them all the way back to their beginning on google where there are serious mortgage problems their repair record is dismal and their treatment of youngsters is possibly criminal. There are a lot of complaints about them but you need to be aware of their habit of name changing when trouble rears its head previously under supervision as 1066 housing then before that croydon housing they are bad landlords thats for sure and they show how ruthless they can be as soon as you register a complaint. They do not have a very good reputation with the disabled either and there are quite a few video`s posted on the internet by way of complaint. Any complaint against them is certain to become a long drawn out painful process for the tenant especially because Amicus Horizon has so much influence and control over the local council and social workers. Dear GM  I came across your very negative site towards Booker & Best Limited and felt i have to ask :  "How about putting a positive comment on your page".  I am a private Landlord and use Booker & Best Limited on a regular basis for Maintenance, Boiler Service & Electrical works to my rented & residential properties.They have also built a large two story extension to my house.  I have no complaints with any of the Managers, Supervisors, Tradesmen & Engineers & have recommended them to numerous friends & family. These friends & family have had repairs & conversions done by Booker & Best Ltd and they have also recommended them to others ( the chain continues ).  The appointments are kept, the work is outstanding quality & the costs are relative to any other Main Contractor in East Sussex & Kent.  I do hope to see this comment on your website.  Keep up the outstanding work Booker & Best Ltd.  Kind Regards  DB
I have no problem with putting up your comment because:
A:) I suspect that any customer who has the kind of work done that you have described probably deserves and gets  a far higher standard of service than a social landlords tenant whose repair prices are set as low as they can be forced.
B.) From the work you have described you sound like a very good customer so it would be in any companys interest to look after you and treat you well.
C.) If our problems had been left with Booker and Best I doubt that they would have remained problems for very long. I have maintained from the start that most of the time I have found Booker and Best pretty reasonable I`m afraid that what you have missed in your visit to our site is the fact that Booker and Best can only carry out work ordered and specified by our landlord Amicus Horizon and neither I or Booker and Best can get around that.
D.) When Booker and Best install a door for you or one of your tenants similar to the one they installed for us you might not be so content. When Booker and Best cut off your gas for thirty days you might start looking elsewhere and when Booker and Best decide to fake the dates on worksheets the comments you submit might change until you fall victim to any of that I am happy that you are happy it sounds like your tenants are well looked after Good for you allow me to end this reply by offering you an invitation to my house where I will show you an alternative Booker and Best of dangerous doors, falling ceilings, soaked walls and electric fittings dripping with rain water. If you accept my invitation I think you just might agree with us. Our problem is not Booker and Best our problem  is our landlord Amicus Horizon.

Judy:Charity commission will not help you, nor will housing ombudsman. My social landlord sent a gas chap out - and turns out the replaced air bricks they recently did are illegal. Have they been in touch? Been back to rectify? Course not. There is much corruption - most are run by ex council employees, and you complain to the council, they dont want to know. We had a woman called Belcher. So incompetent and corrupt - one tenant filmed a conversation with her then sent it to the board to prove she was lying and shouldnt be running the show - kept her greedy mits in the money pot, then as she was going to be forced out for being incompetent and proven so, she got redundancy package which included her being taken on as a consultant. Just like Downing Street isnt it - but calling themselves 'charities' - ha ha. Good luck to you in your fight.
