Just as I have come to expect both Amicus Horizon and Booker and Best failed to keep to the promises they made to us verbally or in writing before Christmas in regard to getting our repairs completed.
Booker and Best never turned up to fit the door and despite Ron Grimmers promises no one has turned up to repair our steps-fix our leaky roof- mend the leaky cracks in our walls-stop the water dripping from our light fittings-fix our pathways-replace the roof and pipe insulation that Booker and Best removed-Install the vent in our bathroom.
Promises from Amicus Horizon in Croydon that a surveyor and a strutural engineer would be calling out to check our houses were also broken.

Amicus Horizon are fond of calling me a liar even though the truth has for several years left them no choice other than to accept that this site is exstremely accurate but for the sake of fairness please see the figures below which show what they claim are accurate figures.

Calls Abandoned 1.6%
Complaints responded to on time 84%
Fall in comparison to last quarter.
Satisfied with handling of complaint 55%
Satisfaction with repair 95%

These figures were issued by Amicus Horizon themselves and they say that they are accurate but I think they are very misleading and attempt to mask a serious and urgent need for this failing Housing Association to be placed under supervision. There does`nt appear to be any estimate in this document that allows for the obvious percentage of tenants who are frightened to complain because of any possible reaction from their landlord. No percentage for those who would not complain because of rent arrears etc.
Overall resident satisfaction was taken from what percentage of 28,000 homes?
Correspondence 92% satisfaction how much correspondence do they get? and is the failing 8% correspondence from the same tenants that Amicus Horizon blacklist and refuse to respond to?.
Satisfied with handling of complaint. 55% is really gloomy and depressing and it makes no mention of how many feel they cannot continue or can`t because of disabilities - Lack of legal representation - Not aware that they could - Frightened - Can`t be bothered - Not skilled in repairs enough to be able to judge a good job - Don`t want to rock the boat - etc.
Repairs fixed correctly first time 74%!. What percentage of these were serious repairs that involved gas or electricity smake alarms etc. How many tenants are skilled enough in DIY to know if a job is well done or not?
I would say to Amicus Horizon that you should not proudly publish these figures because they are disgraceful. Surely someone at Amicus can see that they need to rid themselves of incompetent builders and save money by spending more on reliable contractors. What percentage of those failed repairs had to be passed to an alternative contractor?
Consider these facts supplied by Amicus Horizon.
Income from rent One Billion Pound! - Government Grants for building and other things - Lottery funding etc etc then read those percentages again. Dismal!

I had the opportunity to speak to a criminal barrister today and he told me i should report to the police amicus horizon for unlawful business practice and telecoms law. i called into battle police station today and reported amicus horizon. Amicus Horizon are under criminal investagation.The police said that they will be back in a day or two.Have i said that amicus horizon are not fit to be my landlord, well its said now.

The police won`t be interested in anything like that they will just say its a civil matter but I still wish you luck with it. I sent our files and requests to the human rights commission today under the law housing associations are now classed as public bodies. If they had more requests for the same association they might even take them on and that would be a problem to them because they would be up against the best barristers then.
We have a surveyor coming round to make a report on our house (cost me) it should be interesting to see what he makes of the running water through the ceilings and walls and Booker and Best say they will be round on the 26th 27th and 28th to put on a new door. 3 days must be a complicated door.

I saw the example of a door hung by Booker and Best and could not pass by without commenting as you requested.

 

Me and my husband are landlords but the block where we own our flat is managed by 1066 Housing Association and Amicus Horizon. We tried to do something similar to your website on behalf of leaseholders but didn't manage to rustle up much support. We have a lovely tenant who I am sure will not put up much longer with the bad management of repairs in our block and the poor state of the roof which means her bedrooms are damp all the time. I am writing to let you know that we, too, are very unhappy with the state of workmanship of Booker and Best. They have tried lots of roof repairs and we have made endless complaints but all falls on deaf ears.

When Amicus Horizon sent us 28,000 bank details by mistake the local paper Hastings Observer leapt on that one so they know we exist but they choose to let the transgressors off the hook with everything else. Booker and Best and Amicus Horizon are regular advertisers they know who to tread on and who to grovel to so I would`nt hold your breath as far as the media goes but time passes regardless of how big and powerful you are and I think that Amicus Horizon will not be able to bully or grovel when these cases start. Also we are now trying to help a few others who want to take their complaints before a court especially in regard to works by Booker and Best on behalf of Amicus Horizon.
Amicus Horizon will not avoid their day of reckoning but they will no doubt continue to delay its arrival. When I complained to Amicus Horizon that my 15 year old son and 13 year old daughter had to share a bedroom because my sons bedroom was to wet to sleep in they responded by telling me that I was acting illegally by putting them in the same room. My sons room remains uninhabitable. The more people get involved and stand up against them the more likely it is that the courts will see the truth and change the way things are.

Are you ever going to look into the behaviour of Amicus Horizon and question the control they have over our council. Serious complaints of mortgage irregularities-disability discrimination-unjustified threats of eviction-serious building irregularities-serious gas safety issues-serious smoke alarm issues and countless cases where they have refused to even accept complaints. I suppose the answer is that you were unaware just google 1066 housing action and see what kind of so called charity you are supporting!

I will not forget but consider contacting him yourself. The more he hears from the more he will begin to realise that a real problem exists and that this Amicus Horizon perform much better when they are under supervision.

Thank you for your comments. I am sorry to hear of the problems that you have but you are by no means alone the combination of Amicus Horizon and Booker and Best makes a toxic mix. When money is the motive customer care has to come second. If you would like any help or advice please let me know. If you think that a solicitor might be of more help may I recommend
Holden and Company Hastings who are expert on Housing law or, Harpers solicitors Grays inn road london. If you decide to speak with a solicitor please make them aware that the law governing Housing Associations changed in June 2009 and they are now (in some circumstances) considered to be public bodies under the Human Rights Act.

Don't worry, I'm a resident of AH and definitely not on their Christmas Card list. The reason I wanted to complete an independent and professional report on the door is to add it to an ever growing file I have to pass on to the HSE. My governing body. The Disability Act is not the only breach there. Most of the sections of the Fire Orders and Control of Asbestos with at least three of the Health and Safety at Work and Management of Health and Safety Acts. For the 'Fire Door' alone, I can think of seven breaches not including subsection.
I have been fighting them on resident safety, fire, maintenance and repair issues for some years and have found my greatest obstacle to be Martin Jones, Area 'Customer Services' Manager for Sussex. His old pals act with the Board Members, including supposed resident members, has deliberately overlooked serious breaches of Legislation in these areas. Even to stage three of their complaints procedure. Their current Asset Management Team does not seem much better yet. They have been ordered to appoint a group HSE guy, but they are not sure when that will be. No surprise there. When the poor sod arrives, I intend to be on their case permanently, so watch for the smoke…
The new area panels are supported and monitored by TPAS (Tenant Participation Advisory Service) and have a degree of power over service standards. Not enough though… I want to get to the next level of resident governance, which gives access to the board. Our Panel is already getting a name for being troublemakers. Good.
For more info look at AH website. The whole shooting match is on there courtesy of their compliance with the improvement order they got. Once you get through all the bull, there are ways to get these complaints on to their company minutes. Then they can't ignore them. AH is appointing a Project Manager to oversee emergency works on Asbestos and Fire, but he is a business type without the wider H&S brief. So monitoring of contractors is still a grey area.
The willful disregard for resident safety includes;
· No Asbestos register.
· No fire risk assessments on properties.
· No mains wiring tests on properties.
· No maintenance of fixed mains fire/smoke detectors in properties.
· Lack of regard for public safety during works.
· Failure to monitor safety of contractors. Prior and post works
· Failure to inspect and assess repairs.
Under the Offences Act 2008, the top three carry a sentence of 12 months and/or a fine of £2000 per offence. That technically means that the board and senior management team, down to responsible managers are liable for each offence in each property that has been neglected. The others carry varied sentences on conviction, but put all the breaches together and they add up to a massive and wilful disregard for the Law over a number of years. Chances are not good though, and they rely on different areas not being in touch over group matters. So far that has been successful for them, but with a bit of a network and concerted effort, I think our job will be a whole lot easier. Hence my contacting you. I would like to meet, and have no problem with travel. Give me a ring this week, I'm working from home, and have a chat, see what you make of me.
So, if any of the evidence and transcripts of complaints at every stage that I have collected could help you, let me know. I keep the originals. Otherwise, I am always available to professionally assess any safety problems you may come across in the future. I fully intend to nail the Mr Jones throughout AH to the wall with their own words. Any AH problems I work on are pro bono as this is a personal project, not work related.

I was shocked to see the state of the supposed 'fire door' and the workmanship that accompanied it. Major breach of the (Fire Safety) Regulatory Reform Order 2005.
I am a member of the Sussex West Residents Panel for Amicus Horizon (Southern Horizon Tenant; see me on the AH website) and would like to offer you my professional services as well as support from another area suffering under the neglect of AH.
I am a Health, Safety and Environment Advisor by trade, and would like to assess and record some of the safety concerns your site has highlighted as part of my attempts to get the HA to get on the case of its contractors and asset management division to take resident safety seriously. I have been horrified by the multiple and flagrant breaches of safety and environmental legislation, particularly when it comes to resident safety.
Please contact me as I would like be of some effective use here, or just to let me know what is going on in other areas. I am looking to form an informal network of people in the various areas to collate and present breaches of legislation and force remediation from SH.

Amicus Horizon residents benefit and are safer when their landlord is under strict supervision.
The last time Amicus Horizon were placed under supervision their figures improved that is how they got out of supervision. Now their figures repairs/complaints etc are as bad as they have ever been. Everyone: Rhe residents/local homeowners/The area and the company would benefit from a thorough investigation and a long period of supervision.
If you ever wonder if charities get 100% of your donations don`t let that doubt hold you back.
Donate to the Haiti appeal via paypal and they cover the costs so that you can be sure that every penny gets through to those who need it.
Housing problems are very upsetting but nothing compares with the hardship that is being suffered.

I received a letter this morning from Amicus Horizon stating how important it is that I know how to get in touch with them. They say how important our correspondence is to them yet they have not responded at all to our last  15 emails-3 letters- 8 telephone calls-5 submissions on their website. Maybe I should send them a list of other residents who share the same experience.
It would be laughable if it was`nt so sad and damaging.

We are going to look at a house in eastbourne today, we will be moving within two weeks.
And the good news is AMICUS HORIZON WILL NOT BE OUR LANDLORD. O HAPPY DAY . AND WILSON OUR DOG CAN COME TO. I WILL HAVE TO SMOKE OUTDOORS SMALL PRICE TO PAY, DON't WORRY O.W. WE WILL STILL BE HERE FIGHTING THE GOOD FIGHT. 1066ha this is temp accommodation until
16 Hobbs close has been rebuilt. it has taken amicus horizon 8 months to find , hopefully our five year battle with amicus horizon will be coming to a end . Be assured that i will still be along side you in the fight to make amicus horizon a better landlord for all.£40K TO £50K WILL HAVE TO BE SPENT ON 16 Hobbs close .Before we can move back in .

Can anybody tell us when Amicus Horizon last painted the outside of our houses? Our tenancy agreement(s) state that they will do it every four years. So far not one tenant that we have asked can remember. If you know please let us know. Amicus Horizon say it was six years ago but that is not true.
Fed up with having no place for your wheelie bins?
Most of our tenancy agreements state very clearly that Amicus Horizon does/will provide a waste collection area so those big wheelie bins do/should have a safe tidy place to be kept.
