Booker and Best Ltd think that they are immune because they work for Amicus Horizon whose law breaking policies have always gone unnoticed until this site was launched but Booker and Best will find Amicus Horizon will be as loyal to them as they are to their tenants and staff. Amicus Horizon have a lot of questions to answer, there are serious disputes that cannot be settled out of court. The law has a duty to act and protect vulnerable tenants against this harsh and reckless company and in the end it will still be Booker and Best who carried out the dangerous installations, and who carried out the dangerous repairs. Hastings council cannot protect Amicus Horizon forever, councillors in other areas are already speaking out about Amicus Horizons lies and deceit, this time a new name will not be enough, it is going to need a new Amicus Horizon with a new building contractor. Booker and Best came out as promised and adjusted our bathroom fan and declared the kitchen fan safe, as nice as it is to have the fan saga ended it does raise the question of why it has needed so many surveys in the past and why Ron Grimmer Chief area surveyor for Amicus horizon declared the kitchen fan as illegal in the first place.
We have a letter from Amber Rudd M.P stating that Steve Madell is going to contact us soon, the letter is dated the 07th July, if he keeps that promise it will be a first. Our meeting tonight is so that I can summarise our main points of concern and the ways in which I believe she can help us. I believe that she can help us all by demanding a full investigation into this company`s methods and practices.
Supervision would be a blessing to Amicus Horizon tenants.

We have just returned from our meeting with Amber Rudd who allowed us to explain the terrible situation that we have been going through and we are very hopeful that the end, as far as outstanding repairs and adaptations are concerned is much closer than it was before we met her.
While we were there I was allowed to raise some other issues not related to our landlord and I asked if it was going to be possible to recall councils/councillors who were under achieving before an area gets too damaged and she is going to look into this for us and let us know.
Hastings council are blind, they think that Hastings relies entirely upon tourism, they are wrong, tourists rely upon Hastings. We have the most important historical town in Great Britain and for those not interested in history we are a nice distance from London for daytrippers, the fact is the vast majority of these visitors do not notice the shiny office blocks (if they did they would also notice how empty they are) most come for the beach, the ice cream and the lager and it is about time we had a council who were more concerned for the residents who live here all year round and who care enough about this town to want to stay here no matter how run down it gets. Mr Birch is probably a very nice man but he is wrong! We used to have play area`s and those area`s used to have swings and roundabouts for the kids, now they have gone at an alarming rate. Lewisham councillors agree that promises made by Amicus Horizon during planning meetings should be ignored because Amicus horizon does not keep promises. Hastings council will never be able to work properly for the residents until their relationship with this Housing Association is changed to that of Boss and Landlord.
I have never been a political person and I never want to be but like the rest of you I am a resident of Hastings. Amicus Horizon are the visitors and they have abused their guest status to a criminal degree and caused far more harm than good.
I would like to sincerely thank Amber Rudd for the time she has devoted to our problems and Mr Palmer (STO Hastings council) for seeing us at all, because Jeremy Birch has never allowed a meeting, neither did Michael Foster, or anyone else at Hastings council.

It is so difficult to practice what you preach... I was determined to have the weekend off of our problems with Amicus Horizon and I really thought that it would not be a problem following our meeting with Amber Rudd but it is very very difficult to switch it all off and that shows how very harmful these type of disputes can be... I have no doubt that 12 months after its finished I will be back to the guitar lessons and the painting but it really does take time to get over these things and even after our repairs are finally done there is probably still 18 months of solicitors and courts to get through. Amicus Horizon are not just bad landlords they should be forced to print a health hazard warning on their tenancy agreements. It would not be so difficult to put aside if their behaviour had been accidental, being deliberate acts of misconduct makes it much more personal and harmful.
Please don`t stop signing our petition because it does help

If there is one good thing to come out of all of this it is that many of us will remain friends long after it is over, I am going to continue to say thats alright now to all of the repairs because I need this over, my wife needs it over she has had to work so hard and she still carries the physical scars from all of this, my children need it over, the disruption to their schooling and the embarrassment in front of their friends has been so cruel. Thank you to all for your kind comments and your continued support and when Booker and Best have completed our repairs we are going to take out one of those home repair insurance policies so that they never get back in our house again but even though we are giving up that right Booker and Best should not laugh too loud because they will always be on this site and all the others and so there`s probably quite a few houses they are not going to get into.

Too little Too late.
Ever since day one on this site I have been very very careful that nothing goes up on this site unless it is true, more than that unless it can be proved to be true.
We have been publicly suffering for so long now because of Amicus Horizons misconduct and the lack of support from Hastings council, East Sussex county council and Adult Social care that there is a mountain of proof here to show that not only did Amicus Horizon do everything that we have accused them of, but also that Amicus Horizon,  Hastings council, East Sussex county council and Adult Social care have all sat back and allowed it to happen.
Everybody knows by now that my calls are recorded, it is plain to see and although it is true that Amicus Horizon have finally agreed to complete the outstanding repairs, it is equally plain that we have been beaten up to the point where we are going to sign these jobs off as perfect whether they are or not, when we saw Amber Rudd last week we were so encouraged because we were finally talking to someone who was genuinely concerned. Believing that of an M.P was a surprise to us because you don`t expect anyone in such high authority to be interested in a disabled social housing tenant and the fact that our repairs are going to be done at all is completely down to our M.P. How do you thank someone like that, all we can do is pledge all of our future votes and make sure that we also try to help others.
Today I received a phone call from Adult Social care and it made me so angry... 5 years I have lived here and we have had no help at all, it was only by chance a few months ago that I discovered that I was entitled to mobility, 18 months and I did not go out of the house except to see doctors and they phone me up this morning and talk to me as if today is the first day of their involvement, the total lack of care by Adult Social services and especially Hastings council has been shocking and extremely distasteful, if I had my way my M.P would be cloned and put in charge of all these agencies as well, at least she listens!
It is time that Amicus Horizon, Booker and Best, Hastings council and East Sussex county council agreed that this situation needs to be put right and then leave us in peace, I don`t care what they call the past, a dispute, a mistake, an error of judgement so long as they don`t start claiming it did`nt happen.
All of these departments and authorities ducking and diving to protect a very badly managed housing association, if I was`nt so angry I would feel embarrassed for them.
The only consolation that we have out of all of this is that in the future none of the things have been done to us is going to work against anyone else because they are going to know our M.P is not going to allow it.

I have had no response to my letters. Debbie from Amicus Horizon has still not contacted me despite promises that she would on May 19th. 2.30p.m and I still do not know what my housing manager Jenny Betts looks like, and I still have had no contact from Steve Madell, Darren Goodsell has written to me once but has changed his style of writing and sounds remarkably similar to Tim Crook at Housing Law Services.
I am distraught that all of the failures/incidents that we have highlighted are allowed to just slip past the blinking eyes of the law but if you own 28,000 properties and a council then I suppose that anything is possible. I have not just been sitting at my computer struggling to get fairness all of this time, I have also argued about Hastings councils methods in the courts on several occasions, the last time I showed the court that the council had abused the court process and this was accepted by the court, I also showed that the council had deliberately and knowingly entered false evidence in the form of witness statements to the court, under questioning a council officer accepted that the evidence that he was giving to the court was in fact not his own and that he had "Heard it from someone else." These matters are awaiting a fairer hearing in a higher court.
Following another court hearing I showed Hastings council that they had deliberately entered a false plea into court and informed them that I intended to complain to the court, on this occasion Hastings council waived all costs and pretended the hearing had never taken place.
In other hearings our refusal to to give way to lies and false prosecutions in relation to matters like council tax issues resulted in over £2,000 worth of council tax debts being waived or refunded.
Amicus Horizon tenancy agreements state that they will paint the outside of our properties every four years. Amicus Horizon have stated on several occasions that they last repainted the outside of our properties about four years ago, we say they have never repainted the outside of our properties. Ron Grimmer from Amicus horizon said that the reason that these properties were not repainted was because of the costs because some of the soffits were still asbestos.
Hastings council where are you?. Why do you not apply your own standards to this misfunctioning Housing Association, when our estates were council owned they were properly maintained and a council tenancy agreement could be taken seriously, you never used to turn a blind eye to your own tenants but you seem happy to  turn a Nelson eye on your housing partners.
Hastings is twinned with four other towns
Hastings council is twinned with a Housing Association with at least four other names(alias:1066 housing, alias:forget it the list is far too long!)

Amicus Horizon are actually boasting here that 57% of complaints are handled correctly. If those figures are not exaggerated then it`s a pretty poor performance, just over half of complaints handled satisfactorily, and a target of 70% should`nt the target always be 100%.
Repairs
Repairs completed right first time 76% (how long did they wait?) how many of the failed 24% are safety matters like gas repairs, how many are disabled, 24%? Their target 80% Should`nt the target always be 100% were the failures caused by Amicus Horizon or Booker and Best?
I do not believe in the accuracy of these figures, assuming they cover the entire group what are the figures for the Hastings area? Booker and Bests area.
My area leasehold Manager is david Chidwick, this is the guy who shut our children out on the streets. By ours I mean everyone`s some as young as 6 years old when he ordered \the Bridge at Halton to close without prior warning.
My Housing Officer is Jenny Betts, 100% of calls from us to this lady are unanswered. 100% of complaints were unanswered. 100% of repair requests were unanswered.
They might answer your call within 15 rings but it does`nt mean that you will actually get to speak to anyone
And even if you do get to speak to someone you might not like their choice of words, or their attitudes towards you if you are disabled

You can tell that summers here because they`ve done their usual trick and locked the astro, Hillcrest staff say it will remain closed throughout the summer holidays, they are willing to unlock at £20 per hour. People, especially those in authority like to go on and on about unemployed and benefit claimants but most of the teenagers we talk to don`t claim benefit their parents support them, if our councillors cancelled just one meeting the football field could probably be open right through the holidays.

Graeme, if people will each do one little bit before long you will look behind you and see an army of support. I can only hope for the same support here in accessibility. eventually people will understand it affects everyone not just those with disabilities. And the economic impact will be a payoff will be well worth any minor "expense" incured removing barriers to accessibility.

You really can make a difference, it costs you nothing at all, Amicus Horizon behave like clever criminals, they think it is smart to just ignore all requests or just keep repeating no comment like smart street crooks, but that is not the right way for a decent landlord to behave and it is not the sort of policy that should be given support by a decent council.

We`re having a leaflet week this week so if this is your first visit to this site please play the Ron Grimmer tape on the right a few comments above. In response to the disgusting remarks made by this fully trained senior Amicus Horizon employee I would like to point out to all visitors that although we have waited for five years (and are still waiting)  for the repairs to our pathways I have never entered any claims or complaints for "trips". Despite the fact that we have been waiting for five years for repairs to the upstairs floorboards none of my family have ever claimed for any "trips" the only claim that has ever been made for personal injuries was the injuries caused to my wife following the ceiling collapse. Despite the claims made by Amicus Horizon over a long period they have always been aware that they were being recorded when they have visited our home.
Eveything you read on this site is true, there are no lies unless you are reading a post that originated from Amicus Horizon or Booker and Best.
Allegations of threats of violence against a disabled tenant have also been made against another Amicus Horizon employee. The Amicus Horizon you see on this site is the true Amicus Horizon.
If you would like a Disabilities Rock wristband please let us know, they are probably going to be around the £2 mark.

Rother district council stated in their report that they were very unsatisfied with the work carried out by Booker and Best and that they were only given the tender in the first place because they were the only company to submit a bid. Incase this is how they won the bid on the Amicus Horizon tender we have begun to canvas other building companies asking them to submit bids for the sake of the tenants.

This is a pretty horendous story but not a rare one, we have another disabled tenant that we tried to help, his actions against local drug dealers resulted in one being jailed but then the tenant involvement ended and he was left to put up with terrible abuse from his neighbours, he tried everything that he could including putting video`s up on youtube but in the end, like the majority of disabled complainants he realised how much value Amicus Horizon and in particular Jane Porter placed upon his quality of life he gave up.

Daniel has been waiting to hear about his application for a flat, his partner is due to give birth in less than two weeks time. Daniel telephoned Hastings council today to ask why his fortnightly applications were being ignored, they told him that he had been chosen for rehousing on his last three applications and advised him to contact Amicus Horizon. When he telephoned Amicus Horizon they told him that the letters were probably delayed for his applications on the 25th june and two others in july. If you do not turn up to veiw properties Amicus Horizon state that you are deemed to have refused the offer.If they do not send a letter telling you to veiw a property for which you have been selected how are you supposed to turn up?Amicus Horizon changing the face of Social Housing to Anti-social Housing.

A spokesman for AmicusHorizon confirmed a local member of staff was told about the problem on June 7, but the information was not passed on properly, although she denied this affected the clean-up operation.
Cllr Phil Scott, who represents Wishing Tree and is the lead cabinet member for environment, said: "Hastings Borough Council officers have been on site most of the last week or so and continue to monitor the situation. It is up to AmicusHorizon to get to grips with this situation and it seems not to be at the moment."This is a worry the residents could do without. Most of them are elderly, many of them have mobility issues and some have disabilities, so they will feel very vulnerable."He said AmicusHorizon had been "extremely discourteous" in not keeping councillors up-to-date, a charge the housing association denies.
